Felipe Carrillo Puerto’s houses are solid, often older concrete homes in a town that is growing again with the Tren Maya. Renovation here means modernising family houses, adding floors and rooms, and making homes cooler in an inland climate without sea breeze.

Many older houses were built with flat concrete roofs and small windows that trap heat. We insulate or add a ventilated second skin to the roof, open cross-ventilation, add shaded verandas and upgrade to efficient air conditioning, which lowers bills more than any finish.
Families grow, and many houses gain a second floor or rental rooms. We check that the existing structure can carry the new load, investigate the karst under any new foundation and design extensions that work with the house rather than on top of it.
For extensions and structural changes, the municipality asks for a clean title; on former ejido land, full ownership must be registered first. We check the paperwork with your notary before the licence is filed.
A full renovation in Felipe Carrillo Puerto runs at MXN 5,000 to 11,000 per m² renovated (roughly USD 270 – 600/m²), the lowest we quote, thanks to local crews and low salt; extensions are priced like new construction for the added area.
A typical renovation takes two to four months. Structural changes and extensions need the Felipe Carrillo Puerto municipal licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
Much of the land is ejido: before buying, confirm full ownership (dominio pleno) and a registered title. The eastern part of the municipality lies in the Sian Ka’an biosphere reserve.
