Ejido land: the title comes first

A large share of the land in and around the town is ejido. Before a peso changes hands, the lot must have full ownership (dominio pleno) and a title registered in the Public Property Registry; a transfer of ejido rights is not a deed. We check the legal file with your notary before we price a design.

Built for inland heat

Without the sea breeze, afternoons are hotter than on the coast. We orient the house to the prevailing east wind, use deep eaves and verandas, cross-ventilation and an insulated roof slab, so the air conditioning works as support rather than as the only defence against the heat.

Local crews, regional supply

Masonry and concrete crews are local and experienced; specialist trades and some finishes come from Tulum, Chetumal or Mérida. The highway junction makes deliveries straightforward, and the karst ground needs a soil study with void verification before the foundation is priced.

Realistic budget and programme in Felipe Carrillo Puerto

The range here is MXN 10,500 to 20,000 per m² (roughly USD 570 – 1,090/m²), the lowest we quote, because land, crews and many materials are local and salt exposure is low. Specialist installers from the coast and high-end imported finishes push towards the top.

A typical programme is nine to twelve months for 150–300 m². The state SEMA authorisation and the municipal licence run four to eight weeks together on an urban lot; the title check comes before both and is the step not to rush.

The system is designed for that: a weekly report with dated photographs, a fortnightly video call from site, a live budget where every change is signed off before it is executed, and payments against verified progress rather than against the calendar. We work in Spanish, English, German, French, Russian and Chinese.

If the property sits in the restricted zone, a bank trust (fideicomiso) is the usual holding vehicle; we coordinate with the notary and the bank so that the construction file and the ownership file advance in parallel.
