Stromatolites: why zero discharge is not negotiable

The lagoon’s stromatolites are living microbial colonies, extremely sensitive to nutrients and detergents. Any input of grey or black water damages them, and the damage shows in years, not decades. So the design starts from a correctly sized treatment plant, irrigation with treated water and a choice of cleaning products that forms part of the house manual.

The lagoon frontage has its own rules

The setback from the shore, runoff management and lakeside vegetation enter the file, with SEMARNAT on the environmental side and the Bacalar municipality on the licence. The water table beside the lagoon is very high: platform, foundation and pool are resolved accordingly, and a basement is not an option.

No salt, but humidity and distance

The good news: with no marine exposure, 304 stainless and standard hardware hold, which makes the specification cheaper than on the coast. The trade-off is distance. Bacalar sits far from the corridor’s supply centres, so freight and the availability of specialist trades weigh more heavily on both budget and programme.

Realistic budget and programme in Bacalar

The range here is MXN 11,500 to 23,000 per m² (roughly USD 630 – 1,250/m²), the lowest we quote, because without marine exposure the specification for hardware, window systems and anchors drops a full step. What rises is freight from the corridor and the cost of bringing in specialist trades who do not live in the municipality.

A typical programme is ten to fourteen months for 200–350 m². The treatment plant and runoff management enter the budget from day one, not as an extra at the end: on a lagoon frontage they are the condition of the licence and the only way not to damage what makes the property valuable.

How it works when the client does not live in Mexico

Most of our clients are abroad while the house is being built. The system is designed for that: a weekly report with dated photographs, a fortnightly video call from site, a live budget where every change is signed off before it is executed, and payments against verified progress rather than against the calendar. We work in Spanish, English, German, French, Russian and Chinese.

If the property sits in the restricted zone, a bank trust (fideicomiso) is the usual holding vehicle; we coordinate with the notary and the bank so that the construction file and the ownership file advance in parallel.
