In Solidaridad the process starts with the land-use certificate and the current PDU: it sets how many storeys and what building density your lot allows. The building licence requires drawings signed by a DRO registered with the municipality, a structural report and services plans. If the lot borders mangrove, dune or a cenote, a state environmental permit is added.
The ground is limestone karst: good bearing capacity, but with hidden cavities and cenotes. That is why we start with a soil-mechanics study — it decides between strip footings, a mat foundation or piles, and prevents the classic overrun of discovering a void once the build is underway.
Playa del Carmen is the most balanced market on the coast: land cheaper than Tulum, established local trades and suppliers, and the best cost-to-appreciation ratio whether you build to live or to rent.

Playa del Carmen has been our base since 2008 and is the most varied market on the corridor: Centro with small lots and density pressure, Ejidal and Colosio with local housing and entry-level pricing, Playacar with its own rules, and the northern strip towards Corasol with larger-format residential product. The same brief can vary by 40 percent in total cost depending on which of those the lot falls in.
The water table is deep, so conventional foundations — isolated and strip footings — need no dewatering during the pour. The trade-off is rock: where compact limestone appears, excavating for pool and cistern calls for a hydraulic breaker and pushes up the earthworks.
The competent municipality is Solidaridad, and the environmental file falls to municipal.
What decides this particular plot: COS, CUS y niveles cambian mucho entre Centro, Ejidal, Colosio y Playacar.

On an urban lot with no manoeuvring yard, material arrives in small frequent deliveries, the skip needs a permit, and concrete is pumped from the street.
Intermediate salt exposure, where a graded standard serves better than applying the beachfront recipe to everything: 316 stainless for anything permanently exposed to weather, 304 defensible indoors and under cover, quality-coated aluminium with stainless fixings — the galvanic couple between a steel screw and an aluminium frame remains the most expensive and most common mistake.
There is no design committee: the municipal licence is essentially the whole procedure, which shortens the calendar and makes this kind of lot a good candidate for a fixed-price contract, with fewer unknowns underground.
