Turnkey new builds in Playacar: design, permits, foundation, structure and finishes under one contract, one site manager and one fixed price.
Recrea has been building houses in Playacar Phase I and Phase II since 2008 — 196+ completed projects across the Riviera Maya. Our architecture, electrical, carpentry and ironwork crews are in-house, so your build does not depend on subcontractors who appear and vanish.
Real budgets for a completed build, excluding land and furniture. The range depends on the finish level: economy, mid or premium (chukum, hardwood, designer kitchen, infinity pool).

Layout, massing and a preliminary cost per m². This is where the real scope is set against your budget.
2–3 weeks
Architectural, structural, electrical and plumbing drawings signed by a DRO, plus a closed itemised budget.
4–6 weeks
Land use, building licence, DRO, CFE and water hook-ups, environmental permit where required.
4–20 weeks
Soil mechanics, rock excavation, footings or mat foundation and under-slab services.
3–5 weeks
Structure, walls, slabs and roofs — the stage that decides how the house holds up against hurricanes and salt air.

Electrical, plumbing, air conditioning, plaster, floors, carpentry, ironwork, pool and chukum.
12–20 weeks
Cleaning, systems testing, house manual, as-built drawings and a written 1-year warranty.

In Solidaridad the process starts with the land-use certificate and the current PDU: it sets how many storeys and what building density your lot allows. The building licence requires drawings signed by a DRO registered with the municipality, a structural report and services plans. If the lot borders mangrove, dune or a cenote, a state environmental permit is added.
The ground is limestone karst: good bearing capacity, but with hidden cavities and cenotes. That is why we start with a soil-mechanics study — it decides between strip footings, a mat foundation or piles, and prevents the classic overrun of discovering a void once the build is underway.
Playacar is a gated community with a golf course, private beach and security, and one of the strictest design codes on the Riviera Maya: heights, setbacks, roof types and even the colour palette are approved by committee before the municipality sees anything. Very few lots remain, almost all resales, so the design is worked out to the centimetre. Beachfront lots also require a ZOFEMAT concession.
