The breakdown of what the price per m² includes and excludes is common to all our projects.
Two tracks, always: the Playacar design committee (heights, setbacks, roofs, colours, materials) and the Solidaridad municipal licence with a DRO. For lodging the first step is the land-use certificate: only some lots allow hotel use, and without it there is no project. Then come the operating licence, Civil Protection sign-off, a CFE electrical project sized to occupancy and tourism registration. Beachfront adds a ZOFEMAT concession.
The ground is limestone karst: good bearing capacity, but with hidden cavities and cenotes. That is why we start with a soil-mechanics study — it decides between strip footings, a mat foundation or piles, and prevents the classic overrun of discovering a void once the build is underway.
Playacar combines what almost no gated estate has: golf, private beach, security and an established hotel strip in Phase I. For a villa the product is clear and the design code rules. For hospitality the key is land use: Phase I allows hotel use on specific lots, while the residential sections do not. We verify it lot by lot before you buy, because that is what decides whether the project can exist at all.

Playacar combines beach, golf and proximity to the centre, with a large hotel stock in Fase I and housing in Fase II. The rules limit tourist use in the residential part, so the viable product is usually the seasonal rental villa rather than a new hotel: almost no free land remains and what happens is rebuilding.
The water table is deep, so conventional foundations — isolated and strip footings — need no dewatering during the pour. The trade-off is rock: where compact limestone appears, excavating for pool and cistern calls for a hydraulic breaker and pushes up the earthworks.
The competent municipality is Solidaridad, and the environmental file falls to municipal, arbolado protegido por el conjunto.

Controlled access means named worker registration, restricted hours and delivery windows. In practice that adds 15 to 25 percent to the programme, at a real cost premium of 8 to 15 percent.
Intermediate salt exposure, where a graded standard serves better than applying the beachfront recipe to everything: 316 stainless for anything permanently exposed to weather, 304 defensible indoors and under cover, quality-coated aluminium with stainless fixings — the galvanic couple between a steel screw and an aluminium frame remains the most expensive and most common mistake.
The development has a design committee, and its ruling is worth obtaining before filing with the municipality: a scheme approved by the city and refused by the committee gets redrawn from scratch. It reviews height and storeys, setbacks, facade palette, plant kept out of sight and existing trees. Allow four to eight weeks and a refundable construction bond.
