Check the rental rules before the design

Many residential developments here restrict or regulate short-term rentals, minimum stays or commercial use. Before anyone draws a hotel or a rental villa, we read the development’s regulations and the Isla Mujeres land-use plan, because a building that cannot legally operate is the most expensive mistake on this coast.

Competing with the resorts next door

A boutique property wins on what the resorts cannot offer: privacy, architecture and service. That means fewer, larger keys, outdoor space for every room and quiet mechanical systems. We put the budget into those and keep back-of-house efficient, since staff and supplies come from Cancún.

In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
