Renovating a condominium unit is less a construction problem than a coordination problem. The technical work is straightforward; what determines whether the project goes smoothly is the building — its bylaws, its administrator, its working hours, its single service lift, and its neighbours who are at home while you demolish a bathroom.
This covers what to establish before you buy or start, the technical constraints that apartments impose which houses do not, and what condo renovation costs and takes in Cancún and the Riviera Maya.
The Bylaws Govern Your Scope
Get the condominium regime, the bylaws (reglamento) and recent assembly minutes before you plan anything — and before you buy, if you still can. What they typically control:
- What is yours and what is common. Structural slabs and walls, the facade, windows in many buildings, balcony enclosures, risers and the roof are usually common elements even where you have exclusive use. You cannot alter a common element on your own authority.
- Whether structural alteration is permitted at all, and what documentation is needed — typically an engineer's letter and often an assembly resolution.
- Facade and balcony changes: glazing, shutters, screens, railings, air conditioning condenser positions. Buildings care about visual uniformity, and enclosing a balcony is frequently prohibited outright.
- Working hours and days, which are commonly restricted to weekday daytime and sometimes prohibited entirely in high season. In resort buildings that can mean a narrow annual window for noisy work.
- Contractor requirements: insurance, worker registration, a damage deposit, use of the service lift only, and protection of common areas.
- Debris and delivery rules. How waste leaves the building is a real constraint — in many towers it means bagged debris in the service lift, which changes both cost and programme.
Technical Constraints of an Apartment
- You cannot move drainage freely. Waste connects to a riser at a fixed position, and floor build-ups in apartments are often too thin to run new falls. Moving a WC more than a short distance may need a raised floor, a macerator or the abandonment of the idea. Establish drainage positions before designing a new bathroom or kitchen layout.
- Chasing slabs is restricted. Cutting into a structural slab for pipework or conduit can compromise reinforcement, and many buildings prohibit it. Plan surface or ceiling routes, or a raised floor zone.
- Waterproofing is your neighbour's problem too. A bathroom above another apartment must be waterproofed properly — full membrane, falls, correct drain detailing — because a leak into the unit below is a liability conversation as well as a repair.
- Acoustics. Hard floor finishes transmit impact noise to the unit below, and many bylaws require an acoustic underlay or restrict hard flooring altogether. Comply deliberately: it is cheap during works and a permanent dispute otherwise.
- Air conditioning. Condenser position is usually controlled, refrigerant routes are constrained, and the building's electrical capacity per unit may limit what you can install. Confirm capacity before specifying.
- Electrical capacity per unit is fixed by the building's provision. Adding an electric cooktop, a large AC system or an EV charger may exceed it, and the building — not CFE alone — determines whether an increase is possible.
- Marine exposure still applies. In coastal buildings, use 316 stainless and marine-grade coated or anodised aluminium for anything exposed on the balcony, including the railing fixings and light fittings.

Programme: four to eight weeks for a kitchen and bathrooms, ten to twenty weeks for a full renovation — but building working-hour restrictions can stretch that substantially, and in a resort building with a high-season prohibition the effective programme may be set by the calendar rather than by the work.
If the unit is for rental, specify accordingly: large-format porcelain rather than soft stone, washable paint, laminate or lacquer joinery with 316 hardware, performance fabrics, standardised fittings so one set of spares serves the unit, and a smart lock with time-limited codes where the building permits it. And before committing to a rental plan, confirm the bylaws actually allow short-term rental and can not be trivially amended against you — that is the most common way a well-renovated condo turns into a disappointing investment.
