The outdoor room is where life happens on this coast, and it is the highest-return renovation available on most properties — for owners because it is where they will spend their time, and for rental owners because it is the photograph the booking is made on. It is also where most existing houses are weakest: a terrace with no shade, no drainage falls, no lighting and no power is common, and all four are fixable.

Two local rules apply to all of them: everything exposed gets 316 stainless or hot-dip galvanised fixings, and anything on a roof terrace must be engineered for wind uplift and either anchored through the waterproofing with a sealed, detailed penetration or designed to be struck before a storm. Pool work in a renovation usually means resurfacing, new coping, updated plant and sometimes conversion to a salt system. Chukum finishes suit the regional aesthetic and need periodic sealing; quality plaster or tile are the alternatives. A variable-speed pump pays for itself in electricity, and a controller with remote monitoring prevents the most expensive failure — a pool that turns green while nobody is looking. Resurfacing, coping and new plant runs $150,000–$600,000.

Lighting is the cheapest transformation available and the one most often done badly. What works: low-level path and step lighting rather than floodlights, uplighting on a few trees, warm colour temperature at 2700–3000 K, everything on dimmers and zones, drivers located somewhere accessible and out of the heat, and marine-rated fittings with gasketed enclosures and drip loops. On beachfront properties in turtle-nesting areas, beach-facing lighting must be low, shielded and amber or red — which is a constraint worth designing around rather than discovering.

If the budget only covers one thing, it is shade. If it covers two, shade and lighting — together they roughly double the hours per day the space is usable, which is the actual return on an outdoor renovation.
