Luxury villas in Costa Mujeres

Design, licensing and construction of high-end villas, with remote control for the owner.

Costa Mujeres is where new luxury is being built north of Cancún: villas inside master-planned developments, on the dune or the lagoon, twenty minutes from the international airport. The design committee and the salt both have a say.

The committee sees the drawings first

Most luxury lots sit inside developments with their own architectural guidelines and design committee. We prepare the concept to those guidelines — heights, setbacks, materials, roof forms, colours — and present it before the municipal file, so the design is approved once and not redrawn twice.

Dune, glass and salt

Front-row villas face constant wind and salt. Large glass walls are standard here and must be coastal-grade and hurricane-rated; pools on the dune need careful waterproofing because the water table is high. We specify for twenty years of exposure, not for the photographs at handover.

Close to Cancún, which simplifies everything

Suppliers, specialist installers and imported finishes are a short drive away, and so is the airport for owners flying in to review progress. That keeps logistics simple and lets us offer tighter programmes than on the islands or the south coast.

Cost ranges in Costa Mujeres

Project typeMXN/m²USD/m²
Full renovation$14,000–$23,000$765–$1,255
New high-end villa$31,000–$43,000$1,690–$2,345
Ultra-luxury, front row$43,000–$60,000+$2,345–$3,270+

2026 reference figures for turnkey construction, excluding land and loose furniture. The high end is front row, a large brief and imported finishes; the low end is a sober inland project. A real quotation is made against drawings and a soil study, not against an average.

Figures here reflect development finish standards and full marine exposure rather than freight. Front-row lots with large glazing and a pool on the dune take a project to the top of the range.

How we run a villa at this level

A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.

The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.

Remote control and a handover ready to operate

Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.

We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.

The ground in Costa Mujeres: what it imposes on the project

  • Municipality: Isla Mujeres (continental zone)
  • Environmental regime: development guidelines + municipal + ZOFEMAT/NOM-022 where applicable
  • Ground: dune sand over limestone
  • Water table: high
  • Salt exposure: very high

A fast-growing resort coast north of Cancún: development rules on top of municipal ones, and full marine exposure.

  • Ask the developer for the architectural guidelines and the list of approved contractors before you commission a design.
  • Allow for the development’s review committee in the programme and file it in parallel with the municipal licence.

Frequently asked questions

Do I need the developer’s approval for my villa?

In most Costa Mujeres developments, yes: the design committee approves the project against its guidelines before the municipal licence. We prepare and present both files.

Is Costa Mujeres a good place to buy a lot for a luxury villa?

It is one of the fastest-growing luxury areas in the state, close to the airport and Cancún’s services. Check the development’s rules, its water table and whether short-term rental is allowed before you buy.

Will you work with the architect I already have?

Yes. We can come in purely as builder — reviewing the design, closing the engineering, pricing by line item and executing. We also do the full design when a single responsible party is preferred. We do not make the works conditional on also being the authors of the design.

What warranty do you give?

One year on services and finishes and five years on structure and waterproofing, with as-built drawings, datasheets and equipment manuals. We also offer a six-monthly maintenance plan, which in a coastal climate is what decides how the house reaches its fifth year.
