Bahía Solimán is a sheltered reef bay next to Tankah, reached by a dirt road and lined with private homes. There is no electrical or sewer grid, private easements govern access, and a luxury villa is an exercise in self-sufficiency on the most demanding category of coast.

Access to many lots crosses private land under easements, and the road is unpaved. We confirm the easement and the right of passage for construction traffic before buying or designing, because a blocked access stops a project more surely than any permit.
Power, water and treatment are your own: solar with batteries, a generator, rainwater and well water with treatment, and a plant with zero discharge to a calm bay that shows any mistake. We design these systems first and the architecture around them.
The reef calms the water, but salt is severe and the water table is high. A raised ground floor, 316 stainless, sealed coastal glazing and a structure designed for hurricanes are the baseline, together with a storm plan for a house that is often empty.

Bahía Solimán has the highest permitting complexity on this stretch: severe salt, a high water table, federal frontage and full self-sufficiency. Access by dirt road adds to logistics; the systems drive the figure.
A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
