Luxury Villa in Tulum — a Built Project
One completed residence, documented in full: 320 m² of construction plus an 80 m² terrace, delivered in 12 months, designed and built end to end by Recrea. Below are the actual specifications, the construction sequence and the choices that decided the budget.

What the house actually contains
The layout is organised around cross-ventilation and daylight, with full-height glazing placed by orientation rather than by elevation. The ground floor holds the social areas in double height: an open gourmet kitchen, a dining space for ten, and a living room that opens directly onto the terrace and a 12-metre infinity pool facing the tropical vegetation.
Upstairs is the principal suite with a walk-in dressing room, a bathroom with freestanding tub and rain shower, and a private terrace with a jacuzzi — plus two further bedrooms, each with its own full bathroom. The roof garden carries a bar area, a stainless-steel grill and a second jacuzzi with a panoramic view.
All joinery was made to measure in certified tropical hardwoods, tzalam and machiche: doors, window frames, the fitted kitchen, wardrobes, stair balustrades and the terrace pergola. The home automation system controls lighting, air conditioning, motorised blinds and audio from any device.
How it was built
Design and permits
The process opened with a study of the plot and its orientation to sun and prevailing winds. Architectural design took eight weeks and produced layouts, sections, elevations, photorealistic 3D renders and the structural, hydraulic, sanitary, electrical and air-conditioning engineering. We handled every municipal permit, the environmental impact study and the construction filing before SEMARNAT and the municipality of Tulum.
Structure and shell
Foundations were resolved with isolated and strip footings bearing on limestone bedrock, reaching a load capacity of 15 ton/m². The reinforced concrete frame uses 30×30 cm columns, 20×40 cm beams and lightened waffle slabs. The 15 cm block walls are reinforced with confining columns and ring beams. The infinity pool was built in shotcrete with integral waterproofing and a cobalt-blue Venetian mosaic finish.
Finishes and sustainability
Floors were finished in polished marble paste indoors and chukum stone outside. The roof garden was waterproofed with an asphalt membrane carrying root-barrier protection and a drainage layer. A wastewater treatment plant was installed for garden irrigation. Solar preparation covers the rooftop steel structure, the electrical conduit runs and the space reserved for inverters. All home-automation cabling runs in its own conduit with accessible pull boxes — the detail that decides whether the system can be serviced ten years later.
What this project shows about cost
A villa at this level sits in the $40,000 to $60,000+ MXN/m² tier, and the spread is not driven by floor area. It is driven by geometry, by the size and hardware of the openings, by the water features, by hand-applied finishes such as chukum and solid tropical joinery, and by the engineering behind them — water treatment, standby provision and automation. We live in the United States and building in Tulum looked like an enormous challenge. Recrea took care of absolutely everything — from the design through to the furniture. The daily photo reports gave us complete peace of mind. The house exceeded our expectations in every detail. The tropical hardwood joinery is spectacular.
Building this remotely
The owners ran the project from Texas. That is the normal case for us rather than the exception, and it works on three conditions: a weekly report with dated photographs, a calendar of selection deadlines fixed at the start, and attendance — in person or by proxy — at the two visits that matter, namely sign-off on concealed services before plastering, and handover against a snag list. Everything else can be settled on video.
