Luxury Villa and Penthouse Renovation in Playa del Carmen

Playa del Carmen’s premium homes are concentrated in a few addresses: Playacar Phase I on the beach and Phase II around the golf course, the newer villas of Corasol and Mayakoba, the north-side communities of Punta Esmeralda and Selvamar, and beachfront condos in the centre. Playacar houses from the 1990s and 2000s are the classic renovation: great lots, dated interiors and salt-tired structures.

The Playacar renovation

Many Playacar houses were built when the community opened, with materials and details of their time: thin concrete cover on balconies, old aluminium windows, galvanised plumbing and small electrical services. They sit on lots that no new development can match. A complete renovation keeps the lot and the permits, rebuilds what salt has damaged, and delivers a villa that rents or sells at today’s premium.

Community rules and Solidaridad permits

Playacar, Corasol and Mayakoba each regulate works: hours, deposits, facade changes, colours and materials. Structural changes and extensions need a Solidaridad construction licence with DRO. We handle the association approval and the municipal file together, and keep neighbours informed so the project runs smoothly.
