Design, licensing and construction of high-end villas, with remote control for the owner.
El Cielo is a gated subdivision inside Playa del Carmen, with urban lots, a rulebook, set construction hours and a refundable bond. A luxury villa here is a city home with security: close to schools, shops and the beach, on good ground with every service at the street.

The subdivision sets façade rules, construction hours and a refundable bond that protects common areas during works. We plan deliveries and noisy work inside the permitted hours, protect kerbs and landscaping and close the site so the bond comes back in full.
Lots are urban in size, so the design works the section: double-height living, a pool along the garden, a roof terrace and bedrooms arranged for privacy from neighbours. Good proportions make a modest plot feel generous.
Compact limestone with a deep water table and services at the street make construction efficient and predictable. The budget goes into what owners notice every day: finishes, glazing, air conditioning and the pool.
| Project type | MXN/m² | USD/m² |
|---|---|---|
| Full renovation | $10,000–$18,000 | $545–$980 |
| New high-end villa | $24,000–$34,000 | $1,310–$1,855 |
| Ultra-luxury, front row | $34,000–$45,000+ | $1,855–$2,450+ |
El Cielo sits in the gated urban band: low salt, compact limestone and services in place. The figures are predictable; double-height spaces, rooftop pools and imported finishes push towards the top.
A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.

A refundable deposit held by the subdivision to cover any damage to common areas during works. We protect kerbs and landscaping and close the site cleanly so it is returned.
Yes. The design uses height, courtyards and a roof terrace to create space and privacy, so a modest plot feels generous.
