A luxury property in Bacalar is bought for the fresh water, not the sea. That changes the whole brief: the dock replaces the pool as the centre of the house, and zero discharge stops being an option and becomes the condition for everything.

On a lagoon lot the axis of the project runs from the house to the water: shade, palapa, steps down to the sandy bottom and storage for kayaks and sails. The pool falls to second place — the good water is twenty metres away — and the budget shifts towards the dock, the terrace and exterior joinery. Structures over the water need environmental and federal filings and are started first.
The lagoon’s microbial colonies are damaged by nutrients and detergents, and the damage shows in years. So the design starts from an oversized treatment plant, irrigation with treated water, a garden without chemical fertiliser and a list of cleaning products handed over with the keys. This is not ecological sentiment: it is what keeps the property’s value.
Without marine exposure, 304 stainless, standard hardware and timber joinery hold without the coastal premium. That frees budget for what is actually seen: chukum, local timbers, double heights, warm dark-sky lighting. The trade-off is distance: specialist supply comes from the corridor, so freight and trades are planned well ahead.

2026 reference figures for turnkey construction, excluding land and loose furniture. The high end is front row, a large brief and imported finishes; the low end is a sober inland project. A real quotation is made against drawings and a soil study, not against an average.
A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.

Yes, but not with a municipal licence alone: structures over the water and on the shoreline strip need environmental filings and federal authorisation. It is the long stretch of the project and we start it before the executive design; committing to a handover date without it resolved is the usual way to lose a season.
Because the lagoon water is better, and a large pool adds consumption, chemicals and maintenance exactly where it is least welcome. When a pool is wanted, we keep it small, set back from the shore, with a salt or low-chemistry system and emptying routed to treatment, never to the ground.
Yes. We can come in purely as builder — reviewing the design, closing the engineering, pricing by line item and executing. We also do the full design when a single responsible party is preferred. We do not make the works conditional on also being the authors of the design.
One year on services and finishes and five years on structure and waterproofing, with as-built drawings, datasheets and equipment manuals. We also offer a six-monthly maintenance plan, which in a coastal climate is what decides how the house reaches its fifth year.
