Bacalar’s lagoon-front houses and small hotels were often built before anyone checked what went into the water. Renovation here increasingly means bringing a house up to zero discharge — a proper treatment plant, runoff control and clean systems — while refreshing interiors that suffer from humidity.

Many older lagoon properties still rely on septic tanks or soakaways next to the shore. We design and install a treatment plant sized for real occupancy, redirect runoff away from the lagoon and replace the cleaning and pool chemicals that damage the stromatolites.
Without sea salt, the enemy here is humidity: mould, swollen joinery and peeling paint. We improve ventilation, add dehumidification where needed, treat walls and replace finishes with materials that tolerate a humid lakeside climate.
Docks and palapa roofs on the lagoon wear out and carry their own filings. We replace palapa thatch with fire-treated material, repair or rebuild docks with the environmental authorisation the shore requires and coordinate both with the house works.
A full renovation in Bacalar runs at MXN 6,500 to 14,000 per m² renovated (roughly USD 355 – 765/m²), lower than on the coast because hardware and windows do not need marine specification. A treatment plant retrofit is budgeted separately.
A typical house takes three to five months. Lagoon-front works, docks and treatment plants involve the environmental authorities as well as the Bacalar municipality.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
