Most homes in Costa Mujeres are new, delivered by developers in the last few years. Renovation here is rarely about age: it is about personalising a developer-finished villa or condo, upgrading what was delivered at the minimum standard, and fixing defects while the developer’s warranty still applies.

Developer units are delivered to a standard specification. Owners typically upgrade kitchens, bathrooms, lighting, outdoor kitchens and pool areas, add shade structures and improve air conditioning. We work within the development’s guidelines, which usually need the committee’s approval for anything visible from outside.
New buildings on the dune show their weak points in the first seasons: leaks at windows and terraces, cracks, drainage that backs up and corroding fittings. We document defects, help you claim what the developer’s warranty covers and fix the rest properly.
Some deliveries use fittings and windows below what this coast needs. We replace them with 316 stainless, coastal-grade glazing and coated condensers before salt turns a new house into an old one.
Upgrades and renovations in Costa Mujeres run at MXN 8,000 to 16,000 per m² renovated (roughly USD 435 – 870/m²); kitchens, outdoor areas and coastal-grade window replacements are priced item by item.
Most personalisation projects take two to four months. The development’s committee approval comes first; works that change structure or façade also need the Isla Mujeres municipal licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.

For anything visible from outside — façades, roofs, shade structures, pools — usually yes. Interior upgrades generally only need the development’s works permit.
Repairs and finishes usually need only a notice or a minor-works permit; structural changes, extensions and façade changes need a municipal licence, and condominiums need the administration’s approval. We confirm which applies before quoting.
One year on finishes and installations and five years on structural repairs and waterproofing we execute, with photographs of hidden work and manuals for new equipment.
