Works, services and licensing for retail, restaurants and offices with a single contractor.
Costa Mujeres is filling up with resorts and residential developments faster than its services. That creates demand for commercial space — convenience stores, restaurants, pharmacies, offices and service plazas — along the coast road north of Cancún.

The customers are new residents, holiday-home owners and thousands of resort employees travelling the coast road every day. Plazas with parking at junctions, convenience retail and food service do best. We check access from the road and parking against the use before design.
Commercial lots here fall under the municipality of Isla Mujeres, processed on its continental side, not under Cancún. Inside a development, the developer’s commercial guidelines also apply. We file both in parallel so that the design review does not hold up the licence.
Even a few blocks from the beach, salt and wind are constant and the water table is high. We use coated or stainless fittings, coastal-grade glazing, well-detailed waterproofing for foundations and cisterns and roof equipment rated for hurricane wind.
Commercial shell: MXN 11,500 to 18,500 per m². Fit-out by use: MXN 10,000 to 24,000 per m². Freight from Cancún is low; development standards and marine exposure keep the figures in the coastal range.
A 150–400 m² fit-out takes four to six months. The municipal licence runs six to ten weeks, the development’s review four to six; we file both in parallel with Protección Civil and the CFE contract.
We cover the full cycle: land-use and feasibility checks, executive and services design, licence filing with the responsible engineer, civil works, electrical, plumbing, air conditioning, extraction, voice and data, finishes, fixed furniture and signage. Handover comes with as-built drawings, calculation records and the files Protección Civil asks for.
Where the use handles food, we resolve the grease trap, extraction and washing at design stage rather than as a late adjustment: it is the item that causes the most retrofits and the most expensive to correct once the unit is finished.
A line-item budget with quantities and unit rates, changes signed before execution and payments against verified progress. The programme is organised by work fronts so services, finishes and equipment do not obstruct each other, and the opening date is set once the critical filings are resolved, not when the contract is signed.
Weekly reports with dated photographs and a fortnightly video call from site, in Spanish, English, German, French, Russian or Chinese. Most of our clients live outside Mexico and run the business remotely: the system is built for that.
A fast-growing resort coast north of Cancún: development rules on top of municipal ones, and full marine exposure.

Yes, and it is growing: residents, holiday-home owners and resort staff all need everyday services that the area still lacks. Location at a junction and parking matter most.
Isla Mujeres, on its continental side. Inside a development, the developer’s commercial guidelines also apply, so both files are prepared together.
Yes, where the use and Protección Civil allow it. We define an operable core — access, washrooms, emergency exits and the services on that front — and execute the rest afterwards at hours that do not interfere. It has to be planned from the design stage; improvising it mid-build is expensive.
Depending on the use: land-use certificate, municipal construction licence, Protección Civil sign-off for occupancy and exits, the COFEPRIS operating notice where food is handled, and contracts or load increases with CFE and the water operator. We handle them inside the same contract.
