What we build

Street-level units and plaza retail

New build and fit-out: shopfront, glazing, flooring, electrical installation and air conditioning sized for the trade. In a plaza we agree hours and material access with management before the first delivery.

Restaurants and bars

Hood and extraction with duct to roof, grease trap, gas line with a pressure test, slip-resistant flooring and hygienic finishes. The commercial build with the most Civil Protection requirements.

Offices and coworking

Ceilings, lighting, voice and data, access control and zoned climate. In an existing building the available electrical capacity and the duct route decide the scheme.

Stores and franchises

We have built for 7-Eleven and GoMart. We work to the brand manual and reconcile it with the Solidaridad code before filing, not at the inspection.

Land use changes by neighbourhood, not by city

Solidaridad does not apply one rule. What is authorised in Gonzalo Guerrero is not authorised the same way in Ejidal, in Colosio or in the western subdivisions, and the permitted commercial trade varies with it. The lot’s land-use certificate is the only thing that settles it, and it is requested before the lease is signed.

The expensive mistake is assuming the trade operating next door can be repeated: much of the centre predates the current code and is no guide. Check the regime in the zone checker and the full process in construction permits in Playa del Carmen.

Working on Quinta Avenida and the tourist corridor

A unit on Quinta or the nearby pedestrian streets is built under different conditions from the rest of the city. There is no direct vehicle access during trading hours, so material arrives before dawn and in small loads; noise is capped; and the site coexists with neighbouring units that keep selling.

That does not raise the cost of materials, it raises the cost of hours. A programme calculated on full working days will not hold here. We budget on effective working days and agree the access windows in writing with the corridor management before mobilising.

Where the budget goes

  • Electrical load. A kitchen, a cold room or climate for a 200 m² unit demands capacity the existing connection rarely has. The CFE feasibility request goes in at the start; at the end it costs four to eight weeks of stopped work.
  • Glazing and shopfront. High cyclone-risk zone: tempered or laminated with calculated anchorage, not the cheapest profile.
  • Corrosion. A few blocks from the sea, 304 stainless pits within two years. 316 outdoors and concrete cover above the minimum.
  • Civil Protection. Exits, signage, detection and, in restaurants, hood suppression. Their sign-off gates the opening, not the handover.
  • Hours. In the tourist corridor and in plazas daily output drops; the schedule is calculated on that.

Playa del Carmen’s advantage: the process is municipal

Inland, away from the federal strip, the Solidaridad file is entirely municipal: no state or federal environmental authority takes part. With the land-use certificate in hand and the DRO appointed, the licence resolves in four to ten weeks.

That is a real difference from the Tulum municipality, where practically every project goes through the state SEMA and the calendar is measured in months. If your location decision is still open, that fact is worth more than the rent difference between two units.

The exception is the beachfront: there ZOFEMAT sits on top of the municipal process, with its own concession and its own timeline.

The ground in Playa del Carmen: what it imposes on the project

  • Municipality: Solidaridad
  • Environmental regime: municipal only
  • Ground: compact limestone
  • Water table: deep
  • Salt exposure: moderate

COS, CUS and storey limits change a lot between Centro, Ejidal, Colosio and Playacar.

  • Municipal process only: the town hall sets the calendar, not an environmental authority. This is the fastest scenario in the region.
  • Deep water table: conventional foundations, and an absorption well is viable if the soil study confirms it.
  • Moderate salt exposure: 316 stainless outdoors, 304 acceptable indoors.

Frequently asked questions

How much does a commercial unit cost in Playa del Carmen?

It depends more on the trade than on the floor area. A standard plaza fit-out sits in one range; a restaurant with a full kitchen, extraction, gas and a grease trap can cost double per square metre. We give a fixed figure after reviewing trade, unit condition and available capacity.

Do I need a land-use certificate to remodel?

If the trade changes, yes. If it stays and the work does not touch structure, shopfront or main services, a remodelling-mode licence is usually enough. Civil Protection reviews again before you open in either case.

Can you build on Quinta Avenida?

Yes, with agreed logistics: restricted-hour material access, capped noise and coexistence with neighbouring units. What changes is not the technique but the programme, and that is budgeted from the start.

How long does a restaurant permit take?

With a complete file, four to ten weeks for the municipal licence. The bottleneck is usually the CFE feasibility ruling if capacity has to increase, and the Civil Protection sign-off for hood suppression.

Can you guarantee an opening date?

We give a contractual date when the file is under our control from the start. If you arrive with filings half-done by a third party, we give a date after auditing them.
