Most stations in Playa del Carmen are high-throughput urban sites on Highway 307 and the city avenues. That makes the remodel — not the new build — the usual job, and it makes keeping the pumps open the constraint that shapes everything else.

Federal track, municipal construction file

Fuel retail is regulated nationally: the permit to operate comes from the Comisión Reguladora de Energía, and environmental and industrial safety sit with ASEA, the hydrocarbons regulator. Those two run regardless of where the station is.

What Playa del Carmen adds is nothing. Inland Solidaridad is a purely municipal construction file — no state SEMA as in Tulum, no coastal federal layer unless the site is on the beachfront. That makes the construction track here the shortest of the three cities; the binding constraint is the federal side, and the works programme is sequenced against it rather than against the town hall.

A deep water table makes the tank pit straightforward

Under inland Playa del Carmen the limestone is compact and the water sits well below. For a tank pit that removes the hardest problem on the coast: the tanks do not need anchoring against flotation, and the containment is designed for containment rather than for buoyancy.

Void verification is still mandatory before the excavation is priced — karst is karst — and the interceptor and forecourt falls are designed properly because fuel-contaminated runoff is not something this ground handles gracefully either. But the pit itself is the least expensive of the three cities, and that is where a large share of a station budget lives.

Remodelling a station that cannot close

On an urban site, closing costs more than the work. We phase island by island: one side trades while the other is rebuilt, with fuel delivery windows and customer circulation agreed in writing before the first barrier goes up, and hot works scheduled away from the tank farm.

City sites add their own constraints: night work where the municipality allows it, traffic management on and off the avenue, and coordination with neighbouring businesses. None of it is technically difficult; all of it has to be agreed before mobilising rather than negotiated at the gate.

Corrosion, levels and how we contract

Canopy steel, fixings and island trim live in salt air even a few kilometres inland. Specification follows the real distance to the coast, with the maintenance interval handed over in writing. The forecourt has to drain to the interceptor from every point while staying comfortable for vehicles — falls set wrong on paper become standing contaminated water on site.

We contract in two stages: site investigation, alignment with the CRE and ASEA sequence, and a concept with a cost range; then a fixed price. On a remodel the phasing plan joins the contract, because it is the line item that decides how much trade is lost.

Is a station here faster to build than in Tulum?

On the construction side, yes: inland Solidaridad is a municipal-only file, while Tulum adds the state SEMA. The federal CRE and ASEA track is the same everywhere and usually sets the real date.

Do the tanks need anchoring?

Inland, generally not — the water table is deep. On the beachfront that changes, and so does the containment design. The soil and water data decides it, which is why it comes before pricing.

Do you work to a brand image manual?
