New build and fit-out in shopping plazas: shopfront, glazing systems, flooring, electrical installation and air conditioning sized for the trade. We agree working hours and material access with the plaza management before the first delivery.
Hood and extraction, duct to roof, grease trap, gas line with a pressure test, slip-resistant flooring and hygienic finishes. This is the commercial build with the most Civil Protection requirements and the one that slips furthest when the services design arrives late.
Ceilings, lighting, voice and data, access control and zoned climate. In an existing building the constraint is the available electrical capacity and the duct route, not the interior design.
We have built for 7-Eleven and GoMart. A franchise arrives with its own brand manual and specification; our job is to meet it without losing the opening date and without surprises at the municipal inspection.
Benito Juárez zones by supermanzana rather than by neighbourhood, and commercial use is not permitted in all of them. Two units on the same avenue can carry different authorised trades, and the trade decides everything else: occupancy, parking spaces, emergency exits and Civil Protection requirements.
The land-use certificate is requested with the cadastral key and is the first document in the file. If the trade you want is not permitted, you find out in week one rather than after signing the lease. That is the most expensive mistake we see on commercial jobs: lease first, verify later.

On a commercial job the cost of delay usually exceeds the cost of the saving. A unit that opens a month late loses a month of trading while still paying rent, contracted payroll and advertising already bought. So we plan backwards: we start from the opening date and derive the deadline for every filing from it.
In practice that means three things. The CFE feasibility request and the land-use certificate are filed before the construction drawings. The special services — extraction, gas, grease trap, voice and data — are designed alongside the architecture rather than after it. And the Civil Protection sign-off is worked in parallel with the build, not once it is finished.
Central supermanzanas and avenues. Entirely municipal process, deep water table, compact limestone. This is the fastest scenario: four to ten weeks to the licence with a complete file.
Puerto Cancún. On top of the municipality, the development design committee reviews facade and materials before the town hall opens a file, and any work on the canal edge carries a separate federal concession.
Hotel Zone. Here the city does not decide. The strip between the sea and the Nichupté lagoon has federal frontage on both sides: SEMARNAT for environmental impact and ZOFEMAT for the beach concession, with a six-to-twelve-month calendar. Density is read against the FONATUR master plan.
Riviera Cancún. The corridor towards Puerto Morelos, with mangrove to the west and dune to the east. The real buildable strip is usually considerably smaller than the lot area, and the environmental study is what fixes it.
It depends far more on the trade than on the floor area. A standard fit-out in a plaza sits in one range; a restaurant with a full kitchen, extraction, gas and a grease trap can cost double per square metre. We give a fixed figure after reviewing the trade, the condition of the unit and the available electrical capacity.
If the trade changes, yes. If you keep the trade and the work does not touch structure, shopfront or main services, a remodelling-mode licence is usually enough. In both cases Civil Protection reviews again before you open.
In a supermanzana, with a complete file, four to ten weeks for the municipal licence. The real bottleneck is usually not the licence but the CFE feasibility ruling when capacity has to be increased, and the Civil Protection sign-off for the hood suppression system.
Yes. We have built for 7-Eleven and GoMart. We work to the brand specification and reconcile it with the municipal code; where the manual and the local rule conflict, we settle it before filing rather than at the inspection.
We give a contractual date when the permit file is under our control from the start: land use, licence, CFE and Civil Protection. If a client arrives with filings half-done by a third party, we give a date after auditing where they actually stand.
