Cancún has the largest hotel stock in Mexico’s Caribbean, but new projects look different from the 1980s towers of the Hotel Zone. Today we build 3-star and business hotels downtown near the airport road, Avenida Tulum and the Tren Maya station, boutique hotels in Puerto Cancún and Malecón Tajamar, and redevelopments of older properties in the Hotel Zone.
Compact rooms, meeting space and fast delivery near airports, avenues and the Tren Maya.
Design-led small hotels with rooftop pools, restaurants and a strong sense of place.
Efficient layouts, durable finishes and low running costs for budget travellers and long-stay workers.
Multi-building resorts with pools, restaurants, theatres and back-of-house logistics.
Cancún is not only beach: airline crews, business travellers, medical tourists and Tren Maya passengers fill city hotels all year. These projects win on location, efficient room modules and speed; we often use steel structures to open a season earlier.
Free beachfront land in the Hotel Zone is almost gone, so most new beach rooms come from demolishing or repositioning older hotels. We assess the existing structure, the federal-zone concession and the density allowed before the owner decides between renovation and rebuild.
Density, height and parking come from the Benito Juárez urban development programme; the municipal licence needs DRO-signed drawings, Protección Civil and, near the lagoon or sea, environmental review. Aguakan’s connection capacity is checked at the start.
