We renovate lagoon-front houses and villas in the Hotel Zone, in Isla Dorada and around the Pok-Ta-Pok golf course: from a cosmetic refresh before the season to a complete repositioning with new envelope, MEP, kitchens, baths, glazing, pool and dock. Cancún's Hotel Zone is the 22 km sand bar of Kukulcán Boulevard between the Caribbean and Nichupté lagoon: condo towers from the 1980s to today on the beach and the lagoon, penthouses, and lagoon-front houses in Isla Dorada and around the Pok-Ta-Pok golf course, each building with its own administration and rules.
Paint, floors, lighting, fixtures and carpentry updated without touching the structure.
Kitchens, bathrooms, floors, doors, A/C and electrical rebuilt room by room.
Layout changes, new facades, impact glazing and terraces for resale or premium rental.
Roof membranes, sealants and facade repairs against salt and storms.
Pool resurfacing, equipment, decks, pergolas and outdoor kitchens.
New wiring, panels, efficient A/C, water treatment and home automation.
Many houses here date from the 1980s to the 2000s: solid structure, but old wiring and plumbing, single glazing and decades of salt on concrete and steel. A renovation usually combines a design update with concrete repair, new MEP and impact glazing that protect the investment for decades.
We phase the works around rentals and your visits, keep the site clean and secured, and close noisy stages within the hours set by the building or the residents' association.
Exterior changes need a municipal licence from Benito Juárez with DRO and the residents' association where there is one; anything on the lagoon shore (docks, terraces, seawalls) sits in federal zone and needs a ZOFEMAT concession and environmental review because of the mangrove.
You get one English-speaking project manager and one WhatsApp group, a weekly photo and video report, a live budget and payments by milestone after each stage is checked; most owners only fly in for handover.
