What the ground imposes on a villa in Zona Hotelera, Cancún
A premium villa is decided in the subsoil and in the permit file, not in the render. Here is what applies:
- Municipality: Benito Juárez
- Environmental regime: SEMARNAT + ZOFEMAT (federal shoreline concession)
- Ground: sand and dune over limestone
- Water table: very high
- Salt exposure: severe
A strip between sea and lagoon: hotel density is fixed by the FONATUR plan and there is federal frontage on both sides.
- Federal SEMARNAT filing: the environmental resolution is the project’s critical path. Budget 4–8 months before the first excavation.
- ZOFEMAT frontage: the federal strip is not yours even if you buy the lot — it is concessioned separately and paid for annually.
- Very high water table: forget the basement. Compacted fill platform, raft foundation and negative-side waterproofing.
- Severe salt exposure: 316 stainless throughout the hardware, concrete cover above the code minimum and six-monthly maintenance. 304 pits within two years at this distance from the sea.
- Coastal dune: the study defines where the building sits, not the drawing. The dune strip is usually untouchable and forces a setback.
