Plazas, hotels and their own rules

Most units sit inside a commercial plaza or a hotel, each with its own technical manual, works hours and insurance demands. We submit drawings to the landlord and the municipality in parallel, schedule noisy works at night where the plaza requires it and keep the frontage presentable while we build.

Kitchens and services under load

Restaurants and beach clubs here run at high volume. We size gas, extraction, grease traps, water storage and electrical capacity for peak season, not for an average day, and check that the plaza’s existing risers and connections can actually deliver it.

Licences, Protección Civil and the beach

The Benito Juárez licence, Protección Civil, COFEPRIS for food and, for anything on the sand, a ZOFEMAT concession are handled as one package. Beach clubs get structures that are light, removable where the concession requires it and anchored for hurricane season.

Budget and programme for a commercial unit in Zona Hotelera, Cancún

Commercial fit-out in the Hotel Zone runs at MXN 13,000 to 30,000 per m², depending on use; restaurants and beach clubs with full kitchens and terraces sit at the top. A new commercial shell, where land allows it, starts at MXN 16,000 per m².

A 100–300 m² fit-out takes three to six months. Add four to eight weeks for the licence, Protección Civil and COFEPRIS; a ZOFEMAT concession for beach use is a separate federal process.

Scope: from land use to handover with the unit ready to open

We cover the full cycle: land-use and feasibility checks, executive and services design, licence filing with the responsible engineer, civil works, electrical, plumbing, air conditioning, extraction, voice and data, finishes, fixed furniture and signage. Handover comes with as-built drawings, calculation records and the files Protección Civil asks for.

Where the use handles food, we resolve the grease trap, extraction and washing at design stage rather than as a late adjustment: it is the item that causes the most retrofits and the most expensive to correct once the unit is finished.

How we control cost, programme and opening

A line-item budget with quantities and unit rates, changes signed before execution and payments against verified progress. The programme is organised by work fronts so services, finishes and equipment do not obstruct each other, and the opening date is set once the critical filings are resolved, not when the contract is signed.

Weekly reports with dated photographs and a fortnightly video call from site, in Spanish, English, German, French, Russian or Chinese. Most of our clients live outside Mexico and run the business remotely: the system is built for that.

Only with a ZOFEMAT concession, which allows light structures and furniture under conditions. Kitchens and permanent buildings go on private land behind the federal zone.

Can works be done at night in Hotel Zone plazas?

Many plazas require noisy or dusty works outside opening hours. We plan the schedule around the plaza’s rules so the opening date holds.
