Tulum’s hotel zone invented the eco-chic boutique hotel: palapas, timber, sand floors and the jungle meeting the beach. Building one today means meeting the strictest environmental rules on the coast, with systems that work without a municipal network.

Density, height and footprint are fixed by the hotel-use rules and the federal environmental file, and the real buildable area is a fraction of the lot. We draw the constraints first, then fit the keys, restaurant and spa into what can actually be built.
Rooms near the beach sit on raised platforms and light structures that respect the dune; kitchens, plant rooms and staff areas go into heavier construction further back. That split keeps the environmental file and the operation both workable.
A treatment plant with zero discharge to the sea, solar with storage, a generator, water storage and efficient cooling form the hotel’s backbone. Turtle-friendly lighting is designed for the whole site, not added after a complaint.
For a boutique hotel in Tulum’s hotel zone we work in a range of MXN 24,000 to 42,000 per built m² (roughly USD 1,310 – 2,290/m²), the highest hospitality figures on the coast: federal filings, off-grid systems, severe salt and light structures on the dune.
A twelve to thirty key hotel takes fourteen to twenty months of construction, and the federal environmental process often sets the calendar more than the works do.
A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
