Wellness hotels, retreats and rental villas in protected woodland: flora rescue, SEMA filing, light construction and a handover ready to operate.
Holistika was planned around wellness, and its natural hospitality product is the retreat: yoga shalas, treatment rooms, small keys spread under the canopy and guests who come for silence. Building one means designing with the forest rather than against it.

Instead of one block, a retreat works as small buildings linked by raised walkways, each placed between trees identified in the flora inventory. That keeps clearing minimal, which the SEMA authorisation requires here, and gives every guest privacy and shade.
The shala, the treatment rooms, the plunge pools and the kitchen are what guests pay for. We design them with natural ventilation, acoustic separation from rooms and service routes that never cross guest paths.
Pumps, generators and air-conditioning units are grouped in an acoustic plant area away from the shala and rooms, with a treatment plant sized for full occupancy. Guests should hear birds, not machinery.
For a retreat or wellness hotel in Holistika we work in a range of MXN 17,000 to 31,000 per built m² (roughly USD 925 – 1,690/m²). Raised walkways, light structures and flora rescue add to a standard inland build; low salt keeps the specification lean.
A ten to twenty key retreat takes twelve to eighteen months. The flora inventory and SEMA come first; dry-season pours and the partly unpaved access shape the programme.
A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
Protected woodland setting: minimal clearing and flora rescue go into the file.

Yes, within the community’s environmental rules and the SEMA authorisation, which require minimal clearing and flora rescue. A spread-out layout under the trees usually fits best.
By grouping pumps, generators and AC units in an acoustic plant area away from the shala and rooms, and by designing service routes that stay out of guest areas.
