Turnkey new builds in Xpu-Há: design, permits, foundation, structure and finishes under one contract, one site manager and one fixed price.
Recrea has been building houses in Xpu-Há, its private communities and the bay since 2008 — 196+ completed projects across the Riviera Maya. Our architecture, electrical, carpentry and ironwork crews are in-house, so your build does not depend on subcontractors who appear and vanish.
Real budgets for a completed build, excluding land and furniture. The range depends on the finish level: economy, mid or premium (chukum, hardwood, designer kitchen, infinity pool).

The construction process is the same one we run across the Riviera Maya: lot review, concept design, construction documents, permits, foundation, shell, services and finishes, then turnkey handover. See the full process with per-stage timings.
The breakdown of what the price per m² includes and excludes is common to all our projects.
In Solidaridad the process starts with the land-use certificate and the current PDU: it sets how many storeys and what building density your lot allows. The building licence requires drawings signed by a DRO registered with the municipality, a structural report and services plans. If the lot borders mangrove, dune or a cenote, a state environmental permit is added. Lodging adds another layer: a land-use certificate with hotel designation — not every lot allows it, and it is the first thing we verify — the operating licence, Civil Protection sign-off, a CFE electrical project sized to occupancy and tourism registration. A restaurant open to the public adds health and capacity requirements.
Limestone with cavities and a shallow water table, typical of the coast: the soil study decides between footings, a mat foundation or piles. Being close to the sea, rebar and ironwork get anti-corrosion protection, and on beach lots waterproofing is reinforced and the floor level checked against runoff.
Xpu-Há has beach and private communities with full services twenty minutes from Playa del Carmen. It is one of the few areas where a rental villa or a small boutique comes out at a reasonable cost without giving up infrastructure — provided the lot’s land use allows the operation you want to run.
