Beach Club, Spa and Wellness Construction in the Riviera Maya

Beach clubs, day clubs, spas, yoga and wellness retreats and cenote venues are where the money is made in Tulum, Playa del Carmen, Cancún, Costa Mujeres and Holbox. They are also the hardest projects on the coast to permit and to build. They sit on sand or jungle, next to the sea, under federal and environmental rules. We build them so they pass inspection, survive a hurricane season and still look like the render.

Beach club and spa construction by Recrea Construction in the Riviera Maya
A Recrea Construction project
2026 costs: beach club or day club (bar, kitchen, pools, palapas, decks, back-of-house) $25,000–$50,000 MXN/m² of built area; spa and wellness centre (treatment rooms, hydrotherapy, sauna, steam, temazcal) $22,000–$45,000 MXN/m²; resort pools $18,000–$35,000 MXN/m² of water surface. Federal-zone and environmental files are priced separately.

What We Build

Beach & Day Clubs

Bars, kitchens, lounges, daybeds, DJ booths, decks and back-of-house built for sand, salt and crowds.

Pools & Water Features

Infinity and lounge pools, swim-up bars, jacuzzis and filtration rooms sized for commercial use.

Spas & Treatment Rooms

Treatment suites, hydrotherapy circuits, saunas, steam rooms, cold plunges and temazcales with correct ventilation and drainage.

Natural Materials

Palapas, chukum, local stone and tropical hardwoods, detailed for durability and fire safety.

ZOFEMAT & Environmental

Federal maritime zone concessions, MIA or environmental reports, turtle-nesting lighting and dune protection.

Off-Grid & Utilities

Generators, solar, water treatment and wastewater systems for sites where the grid and the sewer do not reach.

Permits decide the design

On the beach, the permit file comes before the concept. A beach club on the sand typically involves a ZOFEMAT concession for the federal maritime zone, environmental authorisation where dunes, vegetation or mangroves are affected, municipal land use and construction licence, Protección Civil approval for occupancy, and lighting rules for turtle-nesting season. In Tulum the national park and the coastal zoning add their own limits on height, density and materials. We review the site and the file with your lawyer before design is fixed, because a beautiful concept that cannot be permitted is the most expensive kind.

Built for sand, salt and steam

  • Foundations on sand need geotechnical study and, often, piles or deep footings, plus marine-grade concrete and stainless reinforcement details near the water line.
  • Spas fail from moisture: steam rooms, hammams and hydrotherapy need vapour barriers, correct falls, ventilation and corrosion-proof equipment, or they grow mould within a year.
  • Palapas and timber are treated against fire, insects and rot, with metal connections that will not rust out.
  • Storm planning: removable furniture and shade, equipment above flood level and a written hurricane protocol for the operator.

Around $22,000–$45,000 MXN/m² in 2026, depending on how much hydrotherapy, sauna, steam and imported equipment is included. Wet areas are the expensive part, so we size them with the operator’s treatment menu.

Yes. Many beach and jungle sites have no sewer and a weak grid. We design generators, solar, water treatment and wastewater systems that meet environmental requirements.
