Playa del Secreto is too quiet and low-density for hotels, and that is exactly what its rental guests pay for: a private beach villa near the reef, twenty minutes from Cancún airport, with no resort next door.
Low density is the product
The rules keep density very low, so the hospitality product here is the large private villa, sometimes with a guest house, rented by the week. We design for groups and families: several suites of equal standing, a big outdoor kitchen and living area and a pool facing the sea.
Puerto Morelos, not Cancún
Since 2016 the licence is processed with the municipality of Puerto Morelos. We confirm the lot’s jurisdiction and land use, then file the municipal licence and the federal environmental and ZOFEMAT procedures together.
A villa guests cannot break
Rental villas take heavy use and severe salt. We specify 316 stainless, sealed coastal glazing, robust outdoor furniture zones, a pool anchored against uplift and easy-to-service equipment rooms, so the villa stays rentable between maintenance visits.
Budget and programme for a boutique hotel in Playa del Secreto
For a rental villa or small beach residence in Playa del Secreto we work in a range of MXN 21,000 to 37,000 per built m² (roughly USD 1,145 – 2,015/m²). Severe salt, a very high water table and federal filings place it with the front-row coast.
A rental villa of 400–700 m² takes thirteen to eighteen months, including the environmental process and the federal beach concession. We avoid critical pours in the peak of the hurricane season.
How we run a villa at this level
A single contract covers concept, executive design and engineering, filings with the responsible engineer, construction with our own crews, special installations, pool, landscaping and handover with as-built drawings, datasheets and manuals. We coordinate the client’s architect or interior designer where one already exists; we do not insist on also being the authors of the design.
The budget comes out as line items with quantities and unit rates, and every change is priced and signed before it is executed. Payments go against verified progress on site, never against calendar dates.
Remote control and a handover ready to operate
Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.
We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
