Infrastructure is the first chapter

Before rooms are drawn, we design the power system (solar with storage, generator, or a costed line extension), water storage and treatment with zero discharge. Their size, space and cost shape the number of keys the project can support.

Small keys, big beach

Guests come for space and quiet. A boutique hotel of eight to twenty keys, or a pair of large rental villas, fits the low density and the beach. We place every room for sea views and keep service areas towards the road.

Dirt road, coastal climate

Access off the highway is unpaved, and the beach front carries severe salt and a very high water table. We stage materials on site, pour in the dry months, raise floors, anchor pools and specify for marine exposure throughout.

Most of our clients are outside Mexico during construction: a weekly report with dated photographs, a fortnightly video call from site and a live budget available at any time. We work in Spanish, English, German, French, Russian and Chinese.

We hand over an operable house: equipment commissioned, a six-monthly maintenance plan, an inventory of critical spares and, if the property will be rented, the documentation the operator needs from day one. In the restricted zone a bank trust is the usual vehicle, and we coordinate notary and bank in parallel with the works.
