On top of the Solidaridad municipal licence with a DRO, Mayakoba is governed by the complex’s design committee and environmental control for the lagoons and mangrove: clearing, runoff, waste handling and hours are regulated, and access and suppliers are authorised. Any lodging project requires that land use and the master plan allow it; where they do, the usual format is branded residences or condo-hotel, with operating licence, Civil Protection and tourism registration.
The ground is limestone karst: good bearing capacity, but with hidden cavities and cenotes. That is why we start with a soil-mechanics study — it decides between strip footings, a mat foundation or piles, and prevents the classic overrun of discovering a void once the build is underway.
Mayakoba is world-class hospitality and private residences inside the same complex, with a PGA golf course and construction control unlike anywhere else on the coast. Here the villa is built to resort standard, and any lodging project goes through the design committee, the lagoon and mangrove environmental rules and coordinated access, hours and suppliers. It is the region’s highest segment and the one that tolerates improvisation least.
