In Solidaridad the process starts with the land-use certificate and the current PDU: it sets how many storeys and what building density your lot allows. The building licence requires drawings signed by a DRO registered with the municipality, a structural report and services plans. If the lot borders mangrove, dune or a cenote, a state environmental permit is added.
The ground is limestone karst: good bearing capacity, but with hidden cavities and cenotes. That is why we start with a soil-mechanics study — it decides between strip footings, a mat foundation or piles, and prevents the classic overrun of discovering a void once the build is underway.
Ciudad Mayakoba is the urban master plan next to Mayakoba: residential lots, a country club and a golf course signed by Sergio García, with design guidelines and protected green areas inside the development itself. You build under the master-plan code plus the Solidaridad municipal licence, and the finish standard the area expects puts it clearly above the Playa del Carmen average.
