Turnkey new builds in Cancún: design, permits, foundation, structure and finishes under one contract, one site manager and one fixed price.
Recrea has been building houses in the Supermanzanas, Residencial Cumbres, Puerto Cancún and the Hotel Zone since 2008 — 196+ completed projects across the Riviera Maya. Our architecture, electrical, carpentry and ironwork crews are in-house, so your build does not depend on subcontractors who appear and vanish.
Real budgets for a completed build, excluding land and furniture. The range depends on the finish level: economy, mid or premium (chukum, hardwood, designer kitchen, infinity pool).

In Benito Juárez the building licence goes through the Urban Development office with a DRO-endorsed project. Puerto Cancún and the Hotel Zone add FONATUR sign-off and, on beachfront lots, a ZOFEMAT concession. Gated communities such as Cumbres, Aqua and Lagos also run a design committee with height, façade and working-hours rules.
Limestone with fill areas and a high water table near the Nichupté lagoon. The soil study sets the foundation type and the damp-proofing strategy; on lots near the lagoon, reinforced waterproofing and anti-corrosion protection of the rebar are mandatory.
Cancún has the most affordable urban land in the north and suppliers 20 minutes from site, which cuts logistics compared with Tulum. It is the lowest cost per built m² on the Riviera Maya.

Cancún is a city of nearly a million people with a residential market quite unlike the tourist corridor: established supermanzanas, gated estates to the north and west, and a hotel strip governed by its own rules. People building a house here usually do it to live in, not to let by the night, and that changes the brief: more bedrooms, more parking and less floor area given over to terrace.
The water table is deep, so conventional foundations — isolated and strip footings — need no dewatering during the pour. The trade-off is rock: where compact limestone appears, excavating for pool and cistern calls for a hydraulic breaker and pushes up the earthworks.
The competent municipality is Benito Juárez, and the environmental file falls to municipal, FONATUR en la zona hotelera.
What decides this particular plot: zonificación por supermanzana: densidad y niveles cambian de una a otra.
Access: vialidad urbana consolidada.
On an urban lot with no manoeuvring yard, material arrives in small frequent deliveries, the skip needs a permit, and concrete is pumped from the street.
Intermediate salt exposure, where a graded standard serves better than applying the beachfront recipe to everything: 316 stainless for anything permanently exposed to weather, 304 defensible indoors and under cover, quality-coated aluminium with stainless fixings — the galvanic couple between a steel screw and an aluminium frame remains the most expensive and most common mistake.
The estate's internal rules apply alongside the municipal licence: heights, setbacks, facade materials, working hours and a bond. Ask for them in writing before the concept design, because the criteria get updated and are usually more restrictive than the municipal norm.
