Malecón Tajamar is a lagoon-front district next to Puerto Cancún, zoned mostly for residential towers and mixed use. Residential building here means townhouses, small condo buildings and owner-led projects on lots where fill ground, a very high water table and close environmental scrutiny shape every decision.

The 2016 mangrove dispute made Tajamar one of the most closely watched areas in Cancún. Before design, we confirm what the lot’s authorisations actually cover and whether any mangrove remains on or next to it, so the project never depends on an unclear environmental status.
The district was built on fill over lagoon sediment, with water close to the surface. Foundations come from a soil study — usually piles — and basements, cisterns and ground floors are waterproofed and checked for uplift.
Lots sit between towers and busy avenues. We plan cranes, deliveries and noise around neighbours and municipal rules, and design for privacy and views across the lagoon from the first sketch.
Residential construction in Malecón Tajamar costs MXN 19,000 to 34,000 per m² (roughly USD 1,035 – 1,850/m²), with piles and waterproofing against the water table as separate lines.
Count on twelve to twenty months of construction, after three to five months for the soil study, environmental review and the Benito Juárez licence.
We work turnkey. Lot survey and soil study, concept and executive design, licence filing with the responsible engineer, construction with our own crews, services, finishes, pool and landscaping, and handover with as-built drawings and equipment manuals. One contract, one point of contact and a programme that is not split across five suppliers blaming one another.
The budget comes out as line items with quantities and unit rates, not as a single lump figure. That way you can see where the money sits and what happens if a finish changes mid-build.
Most of our clients are abroad while the house is being built. The system is designed for that: a weekly report with dated photographs, a fortnightly video call from site, a live budget where every change is signed off before it is executed, and payments against verified progress rather than against the calendar. We work in Spanish, English, German, French, Russian and Chinese.
If the property sits in the restricted zone, a bank trust (fideicomiso) is the usual holding vehicle; we coordinate with the notary and the bank so that the construction file and the ownership file advance in parallel.
