How Much Does It Cost to Build in Malecón Tajamar? (2026)
Building in Malecón Tajamar costs roughly $24,000–$32,000 MXN/m² in 2026 for townhouses and boutique mid-rise; a 200 m² residence lands at $4.8M–$6.4M MXN ($267k–$356k USD). The price is not the first question here, though. Before anything is designed, check what the lot is legally allowed to build.

Check the lot before the design
Malecón Tajamar is a FONATUR urban development on the Nichupté lagoon shore next to downtown Cancún, planned for residential towers, commercial lots and a lagoon-front promenade. In 2016 mangrove clearing on part of the site led to widely reported legal challenges and court suspensions, and the environmental question has come back since. For a buyer or developer that means:
- Lot-by-lot legal check. Confirm the land-use certificate, any environmental authorisation and the current status of court orders that affect that specific lot before you pay for design.
- Protected vegetation. Mangrove is federally protected. Some lots have remnants or buffers that cannot be built on, which changes the usable footprint.
- A municipal file in Benito Juárez that builds on the above, with a DRO and, for mid-rise, the structural and Protección Civil requirements of a multi-storey building.
We do this check as the first paid stage. It costs a fraction of a set of architectural drawings and stops projects that would never get a licence.
Turnkey cost by size
Turnkey ranges for a townhouse or boutique residential building at premium specification:
| Home size | Turnkey (MXN) | Turnkey (USD) |
|---|---|---|
| 150 m² | $3.60M–$4.80M | $200k–$267k |
| 200 m² | $4.80M–$6.40M | $267k–$356k |
| 300 m² | $7.20M–$9.60M | $400k–$533k |
| 400 m² | $9.60M–$12.80M | $533k–$711k |
Reference: $24,000–$32,000 MXN/m², USD/MXN ≈ 18. Excludes land, pool and furniture.
Typical additional lines:
- Geotechnical study and foundation design for lagoon-edge soil: $60,000–$150,000 MXN
- Piles or a reinforced mat for mid-rise: $1.2M–$4M depending on height
- Elevator, per stop: $350,000–$600,000
- Penthouse or apartment fit-out from shell to furnished: $14,000–$26,000 MXN/m²
Engineering on the lagoon edge
The soil and water here are the lagoon’s, and they set the structure.
- Shallow ground-water means dewatering for basements, cisterns and lift pits, and waterproofed foundations as standard.
- Variable fill and organic layers often push mid-rise buildings onto piles; a two-storey townhouse may be fine on a mat. The geotechnical report decides, not the architect’s preference.
- Storm and salt. Lagoon-facing facades get impact-rated glazing and marine-grade metalwork, like the Hotel Zone across the water.
After the due-diligence stage, allow 4–8 months for design and licensing and 10–14 months for a townhouse; a 4–6 storey building runs 16–24 months. Use a fixed price against a line-item budget and milestone payments, and keep every legal document in the project file. Lenders and buyers will ask for them.
