Lagos del Sol is a gated residential community in south Cancún, laid out around artificial lakes and green areas, with family homes rather than towers. The lakes are what buyers pay for, and they shape the build.

  • Lake-front lots carry a higher water table near the shore. Cistern and pool depths, slab waterproofing and the drainage outfall have to be designed for it.
  • Drainage matters in a community built around water: storm runoff from your roof and paving must not go into the lake, and the committee checks it.
  • Design committee rules on height, setbacks, facade, fencing and the lake edge, plus registered workers, working hours and a construction deposit.

Permits run through Benito Juárez, after the community’s design approval. For a single-family house on a serviced lot it is one of the more predictable processes in the region.

  • Size the A/C properly to a heat-load calculation and orient the glazing; it pays back every month in electricity.
  • Be wary of quotes below about $15,000 MXN/m² for this specification. Something structural is missing from them.
