Survey, permits and renovation with one contractor, for owners who live outside Mexico.
Houses in Lagos del Sol are spacious family homes on good ground, many now ten to twenty years old. Renovation here is about updating them for how families live today and getting more out of the lake views and large gardens.

Typical projects open kitchens to living areas and the garden, renew bathrooms, replace windows with larger, better-insulated systems and add a family room or home office.
Lakefront owners add terraces, outdoor kitchens and new pools within the community’s shoreline distances. We design them so drainage never runs into the lake.
With low salt, upgrades last: inverter air conditioning, solar panels, water filtration, automation and LED lighting cut running costs on houses of this size.
A full renovation in Lagos del Sol runs at MXN 7,500 to 15,500 per m² renovated (roughly USD 410 – 845/m²); extensions and new pools are priced as new work.
A typical house takes two to four months. The committee’s approval comes first; extensions and façade changes need the Benito Juárez licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.

Usually yes, within the community’s rules and shoreline distances for lakefront lots. We design and file it with the committee first.
Usually, if the structure is sound. Good ground and low salt mean most houses here are worth upgrading rather than replacing.
