Isla Mujeres is a small island of narrow streets, colourful town houses, condos on the shore and villas on the southern end, all reached by ferry from Cancún. Renovation here is a logistics exercise in a tight town, with salt reaching every façade.

The town centre has narrow streets where trucks cannot pass, so materials arrive by ferry and move by small vehicle or cart. We plan deliveries in small consolidated loads, stage materials carefully and agree times with neighbours and the municipality.
Many town houses are being converted into rentals, guest-houses and cafés. We check the existing structure before adding floors or roof terraces, upgrade electrical and plumbing to the new load and design for ventilation in houses that share walls on both sides.
Villas on the southern end and condos on the shore face open sea and strong wind. We replace corroded fittings with 316 stainless, install coastal glazing and new waterproofing and repair concrete damaged by decades of salt before finishes go on.
A full renovation on Isla Mujeres runs at MXN 9,000 to 18,500 per m² renovated (roughly USD 490 – 1,010/m²), including an island premium from ferry freight and small-vehicle logistics in town.
A typical house or condo takes three to six months. Structural, façade and extension work needs the Isla Mujeres municipal licence; condominiums need the administration’s approval.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
