Many of Mahahual’s houses and small hotels were built or rebuilt after Hurricane Dean in 2007, often quickly and on a tight budget. Fifteen years of salt later, renovation here means fixing that first rebuild, adding off-grid systems and preparing for the next storm.

After Dean, much was rebuilt in a hurry. We often find thin roof slabs, light fixings, ordinary steel and no real waterproofing. We survey, reinforce or replace what is weak and bring the envelope to a specification that can face open sea for decades.
Renovation is the moment to add what the house always needed: solar with storage, a larger cistern, a treatment plant and efficient air conditioning. We size them for real use and integrate them so they survive salt and storms.
Between reef and mangrove the salt reaches everything. We replace corroded windows, railings and condensers with marine-grade products, repair spalling concrete and design shutters that can be closed quickly when a hurricane is forecast.
A full renovation in Mahahual runs at MXN 8,500 to 17,000 per m² renovated (roughly USD 465 – 925/m²). Structural reinforcement and off-grid systems push towards the top; freight from Chetumal keeps materials reasonable.
A typical house or small hotel takes three to six months, scheduled outside the peak of the hurricane season where possible. Structural changes need the Othón P. Blanco municipal licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.

Repairs and finishes usually need only a notice or a minor-works permit; structural changes, extensions and façade changes need a municipal licence, and condominiums need the administration’s approval. We confirm which applies before quoting.
