Playacar’s houses and condos date mostly from the 1990s and 2000s, inside a gated development with mature trees, a golf course and Phase I on the beach. Renovation here means modernising homes that are structurally good but technically dated, under phase rules and the development’s protection of its trees.

Many Playacar homes have sound structure but original electrical panels, galvanised plumbing, old windows and tired roof waterproofing. We replace systems room by room or as a whole, update windows to coastal grade and redo the roof as one warrantied system.
Each phase has its rulebook and committee, and mature trees are protected. We submit façade and exterior changes to the committee, plan extensions around protected trees and protect roots and canopies during works.
Construction hours and contractor access are controlled at the gates. We register crews and vehicles, schedule deliveries inside the permitted windows and keep the site tidy for a quiet residential neighbourhood.
A full renovation in Playacar runs at MXN 8,000 to 16,500 per m² renovated (roughly USD 435 – 900/m²). Beachfront Phase I houses with salt damage and full system replacements sit at the top.
A typical house takes three to five months; condos take less. The committee’s approval comes first for exterior changes; structural changes need the Solidaridad licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
Phase I and Phase II follow different rules, and the mature trees decide the footprint.

For exterior changes — façades, roofs, windows visible from outside, extensions — yes. Interior works generally need only the development’s works permit and access registration.
The development protects mature trees. We design extensions around them and request any exception through the committee.
