Design, construction and services with the health file resolved before opening.
Mahahual receives cruise passengers by the thousand, divers, fishermen and a growing resident population, and the nearest hospital is in Chetumal, around two hours away. A clinic here is urgent care that cannot rely on the grid.

Cruise passengers with heat stroke or injuries, diving incidents and road accidents all need stabilisation before the long transfer to Chetumal. The layout gives the ambulance bay direct access to resuscitation and observation, and space for a patient to wait safely for transport.
Away from the centre, the clinic needs its own water storage and treatment, a generator with automatic transfer, solar where it makes sense and a UPS for monitors and refrigeration of medicines. We size them for a busy cruise day during a power cut, because that is when they will be tested.
Medical equipment and air conditioning suffer in salt air. We specify sealed enclosures, coated condensers, 316 stainless fittings and a raised ground floor; the building must also be secured quickly when a hurricane is forecast and reopen as soon as it passes.
Clinic fit-out: MXN 22,000 to 38,000 per m². Freight from Chetumal is moderate; autonomy systems, sealed medical equipment and the marine specification raise the figure above an inland clinic.
A 100–200 m² clinic takes six to nine months. The municipal file runs six to ten weeks; the sanitary licence is resolved at the end, and we avoid critical installation work in the peak of the hurricane season.
We cover concept and executive design with full engineering, municipal filing with the responsible engineer, civil works, electrical with back-up, plumbing, air conditioning and extraction, medical gases where applicable, sanitary finishes, fixed furniture and signage. We accompany the health file through to inspection, coordinating the facility’s health officer.
The budget comes out as line items with quantities and unit rates; every change is priced and signed before execution and payments go against verified progress. We hand over as-built drawings, calculation records, datasheets and equipment manuals.
The municipal licence authorises building; the sanitary licence or notice authorises operating, and it is resolved on completed works with equipment installed and running. So the opening date is set when the health file closes, not when the construction contract is signed. We plan both in parallel so the second does not begin when the first ends.
Weekly reports with dated photographs and a fortnightly video call from site, in Spanish, English, German, French, Russian or Chinese. Many of our clients are doctors or investors who do not live in the area and need to follow the works remotely.
A narrow strip between reef and mangrove: federal beach zone in front, protected wetland behind and limited services in between.

With cruise visitors, divers and a growing resident population, and the hospital two hours away, there is a clear need for urgent care and stabilisation. Agreements with cruise operators and dive shops can support the business.
With a generator on automatic transfer and a UPS on the medicine refrigerators, monitored remotely, so an outage on a busy day does not mean lost stock.
We handle the technical file: drawings, calculation records, specifications for finishes and services, medical gases and biological waste handling, and we respond to inspection observations. The facility’s health officer remains the signatory, and we work coordinated with that role from concept stage.
Yes, and it is the most common case. What has to be verified before signing the lease is clear height, electrical capacity, the possibility of extraction, the position of drainage stacks and space for the waste store. A two-hour review before signing avoids months of trouble afterwards.
