Families need general practice, paediatrics, dentistry, a laboratory sample point and a pharmacy without a long trip to Tulum or Playa. Opening hours that fit shift work and a layout that handles mornings with many patients matter more than high-end finishes.
The state SEMA authorisation comes before the Tulum municipal licence and starts from the vegetation on the lot. We keep the trees that shade the waiting areas and parking, which reduces the cooling load in a building that runs air conditioning all day.
The ground is karst with voids, so the slab, the septic or treatment system and any cisterns are designed after a soil study. A generator with automatic transfer and water storage keep the clinic working through outages, which are common in the rainy season.
