A deck here has to survive three things at once that decks elsewhere rarely face together: standing humidity under the boards, UV at a latitude of 20°N, and either chlorine splash or salt-system water at the pool edge. Add termites, which are endemic across the peninsula and will find untreated softwood framing within a season, and the material list narrows quickly.

This is a practical specification guide: which species actually hold up, what composite does and does not solve, the substructure detail that decides whether a deck lasts eight years or twenty-five, and installed costs per m² in Playa del Carmen, Tulum and the surrounding corridor for 2026.

Species and Materials: What Survives

Decking choice is a durability class decision before it is an aesthetic one. The species below are the ones we specify and the ones worth paying for locally.

Whatever the surface, the fasteners are 316 stainless and the substructure is either treated hardwood or hot-dip galvanised / aluminium joists. A hardwood deck on plain steel or untreated pine joists is a five-year deck with a twenty-year surface on top of it.

The Substructure and Ventilation Detail

Nearly every failed deck we are asked to replace failed from underneath. The board surface still looks serviceable while the joists and fixings have gone. Four details prevent it:

  1. Air under the deck, always. Minimum 8–10 cm clear to grade or slab, with cross-ventilation at the perimeter. A deck sealed at its edges is a humidity trap, and on this coast that means rot and termites regardless of species.
  2. Joist spacing 40–45 cm, not 60. Tropical hardwood boards are usually 19–21 mm here; the wider spacing common in imported details produces springy boards and cupping.
  3. Gap the boards 5–7 mm. Rain here arrives fast and heavy. Tight boards pond water and trap debris, and the debris holds moisture against the surface.
  4. Termite barrier at every ground contact. Concrete pads or galvanised shoes, never timber into soil, plus a soil treatment before the platform closes. The peninsula's subterranean termites will find any timber-to-ground path.

At the pool edge two more rules apply: hardwood ends get sealed before installation, because end grain is where chlorinated or saline water enters; and the deck is set so splash drains away from the boards, not into the substructure. Salt-system pools are gentler on skin and harder on metal — there the 316 stainless fastener requirement is not optional.

Ipé lasts longest and costs most. Tzalam is the best value locally: regionally harvested, handsome, and durable when the deck is properly ventilated and the board ends are sealed. Teak is excellent but local supply quality varies a lot by batch. Whichever you choose, the deciding factors are ventilation underneath, 316 stainless fixings and sealed end grain — not the species alone.

For a remotely managed or rental property, often yes: no annual oiling, no splinters, immune to termites. The trade-off is surface temperature — dark composite in full afternoon sun becomes uncomfortable barefoot. Specify light colours, capped boards with UV-stable pigment, and the same ventilated aluminium substructure you would use under hardwood.

If you want the original colour, oil it every 12–18 months; on a fully exposed beachfront deck, annually. If you accept the silver-grey patina that UV produces, you can skip the oil and just wash it — the durability of ipé, cumaru and tzalam comes from density, not from the finish. What you cannot skip is clearing debris from board gaps and checking fixings once a year.
