Many homes on Isla Dorada were built in the 1990s and 2000s and now need more than a facelift. Renovation here means dealing with lagoon damp, tired docks and dated layouts, while respecting the island association’s rules.

With the lagoon just under the ground floor, older houses show rising damp, salt stains and swollen floors. We open up, find where water enters, add negative-side waterproofing and proper drainage, then finish with materials that tolerate moisture.
Seawalls crack and docks rot after decades in brackish water. Repairing them within the existing footprint is usually simpler than building new; we check what the original permits cover before work starts.
Typical upgrades open closed 1990s layouts towards the lagoon, add large sliding glazing, refresh pools and bring electrics and air conditioning up to current standards.
A full renovation on Isla Dorada runs at MXN 10,000 to 20,000 per m² renovated (roughly USD 545 – 1,090/m²). Damp treatment and dock or seawall repair are priced separately.
A typical house takes three to six months. The association’s approval comes first; structural or façade changes need the Benito Juárez licence.
Every renovation starts with a survey of what is there: structure, rebar corrosion, slabs, waterproofing, installations and windows. We report what must be fixed, what should be upgraded and what can stay, with a line-item budget for each, before anything is demolished.
We then handle the whole job: permits or condominium approvals, demolition, structural repairs, waterproofing, electrical, plumbing and air conditioning, kitchens, bathrooms, joinery, pools and finishes. One contract, one site manager, and a programme that tells you when each room is back in use.
Most of our renovation clients are not in Mexico during the works. You receive a weekly report with dated photographs, a video call from site when decisions are needed, and a live budget where every change is priced and signed before it is executed.
If the house is rented, we phase the work to protect bookings where possible, and we hand over with photographs of hidden work, warranties and manuals, so the next guest or tenant finds a house that works.
