Hotel Zone residences: condos, penthouses and lagoon houses, one contract

Residences in Cancún's Hotel Zone are mostly condos and penthouses in towers along Kukulcán Boulevard, from the 1980s classics to new luxury buildings, plus lagoon-front houses in Isla Dorada and around Pok-Ta-Pok. Owners usually need several trades at once: a full interior, a kitchen and bathrooms, impact glazing, smart controls, sometimes a pool or a lagoon dock. Recrea delivers all of it under one fixed-price contract, with an English-speaking project manager, weekly photo and video reports and milestone payments.

Quick answer: A cosmetic refresh costs about $4,500–$8,500 MXN per m², kitchen and bathrooms $9,500–$19,000 and a full interior $13,000–$24,000 MXN per m²; oceanfront specification adds 8–15%. A 120 m² unit fully renovated is roughly $1.6–2.9 million MXN.

Hotel Zone rules we handle for you

  • Tower administration. Every building has its regulations: approval of the work plan, hours for noisy work, service-lift booking, deposits and insurance certificates; our crews are registered and insured (IMSS).
  • Municipal licence. Structural, façade and new-build works need a Benito Juárez licence with DRO-signed drawings, Protección Civil and utility feasibility; we file and follow them up.
  • Older buildings. In 30–40-year-old towers we check risers, electrical feed and balcony concrete before closing walls, and agree any intervention with the administration.
  • Kukulcán Boulevard logistics. Deliveries and debris removal follow each building's loading hours and the boulevard's traffic, so we schedule trucks early.
  • Lagoon and beach. Docks, terraces and seawalls on the lagoon or the beach sit in federal zone and need a ZOFEMAT concession and environmental review; mangrove is protected.

Each building and residents' association applies its own rules; we confirm them with the administration before quoting.

Yes. Hotel Zone towers require a work plan, hours, insurance and often a deposit, and structural or façade changes need a municipal licence with DRO. We prepare and file both.

Usually yes: older towers have larger units and prime frontage; a full interior with new MEP and impact glazing typically repositions the unit for premium rental or resale.

Docks on the lagoon need a federal (ZOFEMAT) concession and environmental review because of the mangrove; we handle the permits and build low-impact fixed or floating docks.

A condo refresh takes 2–4 weeks, a full interior 3–4 months, a penthouse fit-out 4–6 months and a lagoon-house renovation 3–8 months, plus approvals.

You get one English-speaking project manager, a weekly photo and video report and a live budget, and you pay by milestones after each stage is checked.

Yes: Puerto Cancún, Isla Dorada, Cumbres, Lagos del Sol and downtown, plus Costa Mujeres and the whole Riviera Maya.
