Cancún has the oldest large hotel stock on the Mexican Caribbean: many properties along Boulevard Kukulcán opened in the 1980s and 1990s and have been through several hurricanes since. Downtown business hotels on Avenida Tulum, Bonampak and Nichupté compete on price, while new all-inclusives in Costa Mujeres raise guest expectations every season. We renovate Cancún hotels floor by floor while they keep selling rooms.
Concrete repair of balconies and slab edges facing the sea, facade sealing and window replacement on 8–20 storey towers.
Phased room renovations with a mock-up room approved by the operator, timed for Cancún's low season.
Pool rebuilds, deck replacement and beach-access structures damaged by storm surge and erosion.
Fast refresh of rooms, lobbies and meeting rooms for city hotels near the airport, Tren Maya and Malecón Tajamar.
Chillers, hot water, risers and electrical upgrades in buildings whose systems date from their opening.
Impact glazing, roof waterproofing and generator capacity sized for the Hotel Zone's exposure.
The Hotel Zone is a narrow strip between the Caribbean and the Nichupté lagoon with one main road. That shapes every renovation: deliveries are scheduled to avoid peak traffic and guest arrivals, material storage is limited on site, and cranes and scaffolds must respect beach and lagoon setbacks. Seaward facades take the worst salt exposure in the state, so we specify marine-grade repair mortars, stainless anchors and coatings for C5 conditions. We also coordinate with the property's federal maritime zone concession when work touches the beach.
Most Cancún hotels sit in the municipality of Benito Juárez. Interior refurbishments usually need a municipal notice and Protección Civil review; facade, structural and extension works need a construction licence with DRO. Hotels in Costa Mujeres and Playa Mujeres belong to the municipality of Isla Mujeres, with its own procedures and timelines. We prepare both, and we time the file so the permit arrives before your low season.
