Villas from the first phases of the golf district are now 10–15 years old: we reposition them with open plans, new glazing towards the course, updated MEP and outdoor living areas. We renovate villas on the golf course and the canals of Puerto Cancún: from a cosmetic refresh before the season to a complete repositioning with new envelope, MEP, kitchens, baths, glazing and pool.
Paint, floors, lighting, fixtures and carpentry updated without touching the structure.
Kitchens, bathrooms, floors, doors, A/C and electrical rebuilt room by room.
Layout changes, new facades, impact glazing and terraces for resale or premium rental.
Roof membranes, sealants and facade repairs against salt and storms.
Pool resurfacing, equipment, decks, pergolas and outdoor kitchens.
New wiring, panels, efficient A/C, water treatment and home automation.

New-build villas on golf lots, villas from the first phases that owners now reposition, and golf-view condos. Clients are families relocating from the US, Canada and Mexico City who want a house rather than a tower.
Protected from the sea, so the main issues are sun, rain and irrigation: roof waterproofing, drainage of gardens towards the course, shading of terraces and pool equipment rooms.
Many villas here were built in the 2010s with good structure but finishes, glazing and A/C that now look dated next to new towers. Salt air attacks aluminium, metal and sealants, so a renovation usually combines a design update with envelope work that protects the investment for the next decade.
We phase the works around rentals and your visits, keep the site clean and secured inside the community, and close noisy stages within the allowed working hours.
New villas and exterior changes go through the master plan's architectural review (setbacks, heights, façades, colours), plus a Benito Juárez licence with DRO; fairway edges cannot be used for storage or access. Exterior changes (facade, colours, terraces, pool) normally need the community's architectural approval and a municipal licence with DRO; interior works need notice to security and registered crews.
You get one English-speaking project manager and one WhatsApp group, a weekly photo and video report, a live budget and payments by milestone after each stage is checked; most owners only fly in for handover.
