Mostly towers delivered in the last decade, in shell or with developer finishes. Owners are young families, remote workers and investors with long-stay rentals; the typical job is finishing or upgrading a unit soon after delivery.

Away from the beach, salt is lower than on the bay front, but humidity and heavy rain still require proper waterproofing of terraces and A/C condensate lines.
Cabinets that survive coastal humidity
Standard melamine swells near the sea; we use moisture-resistant boards, sealed edges, stainless hinges and ventilation behind appliances so doors stay straight.
Condo or villa
In towers we work within the building's hours and plumbing risers; in villas we can move walls, add islands and outdoor kitchens.
Rules in this sector
Every tower has a fit-out manual: approved drawings, contractor registration, insurance, a deposit, service-lift booking and set working hours; the Puerto Cancún association controls access for crews and deliveries. In towers, kitchen works need the administration's approval, especially for gas lines, extraction and plumbing changes.
