Building in Puerto Cancún: villas, penthouses and premium upgrades, one contract
Puerto Cancún owners rarely need just one trade. A penthouse needs a full fit-out, a lift lobby finish and smart controls; a golf-lot villa needs design, permits, the community's approval, a pool and a dock on the canal. Recrea delivers all of it under one fixed-price contract, with an English-speaking project manager, weekly photo and video reports and milestone payments, so you can run the project from abroad.
Quick answer: A new premium villa costs about $25,000–$35,000 MXN per m² of construction, and an ultra-luxury villa on a marina or golf front $35,000–$45,000+ MXN per m². A 400 m² villa is therefore roughly $10–14 million MXN before land, design fees and permits.

What one contract covers
Penthouse and condo fit-out
From obra gris to rental-ready: floors, kitchens, bathrooms, carpentry, A/C, lighting and furniture.
Villas on golf and marina lots
Architecture, structure, MEP, pool and landscaping, designed for salt, wind and hurricane rules.
Renovation and repositioning
Older villas and units updated to today's market, phased around rentals.
Lifts, wine rooms and spas
The premium extras installed by the same team, coordinated with structure and power.
Docks and waterfront
Canal docks, boat lifts and shoreline works with federal concessions.
Approvals and administration
Community review, municipal licence with DRO, building management and insurance paperwork.
Community approval first. Puerto Cancún's residential areas have their own architectural guidelines; drawings are usually reviewed by the community before the municipal licence is requested, so we prepare them to those rules from day one.
Municipal licence. Construction licences come from Benito Juárez with DRO-signed drawings, plus Protección Civil and utility feasibility; we file and follow them up.
Tower administration. In condo towers, works need the administration's approval, set work hours, lift booking for materials, deposits and insurance certificates; our crews are registered and insured (IMSS).
Gate and deliveries. Access is controlled, so crews, trucks and deliveries are scheduled and registered with security in advance.
Waterfront. Docks on the marina or canals and anything on the beach need a federal (ZOFEMAT) concession and environmental review, plus the marina's own rules.
Each community and building applies its own rules; we confirm them with the administration before quoting.

From shell (obra gris) a full fit-out runs $14,000–$26,000 MXN per m², and a luxury custom penthouse $26,000–$40,000 MXN per m². A 300 m² penthouse is typically $4.2–7.8 million MXN, or up to $12 million MXN at the top level.
In most Puerto Cancún residential areas yes: drawings are reviewed against the community's architectural guidelines before the municipal licence, and towers require the administration's approval for interior works. We prepare and file both.
Usually yes. After a structural review we install a screw-driven or hydraulic home lift in a new shaft or glass enclosure; prices start around $450,000 MXN for a 2–3 stop home lift.
Docks need a federal (ZOFEMAT) concession, environmental review and the marina's own rules on length and type. We handle the permits and build fixed or floating docks and boat lifts.
Approvals take about 4–10 weeks; then a fit-out takes 3–6 months, a renovation 3–8 months and a new villa 12–18 months, depending on size and specification.
You get one English-speaking project manager, a weekly photo and video report and a live budget, and you pay by milestones after each stage is checked. Most of our Puerto Cancún clients never need to fly in until handover.
Yes: the Hotel Zone, Isla Dorada, Cumbres, Lagos del Sol and the lagoon front, plus Costa Mujeres and the whole Riviera Maya.
